Tenant Alleges Negligence Against Apartment Complex Over Unsafe Conditions

Amid allegations of negligence and dangerous living conditions, a tenant has taken legal action against her apartment complex. Amira Bradham filed a complaint in the Court of Common Pleas in Delaware County on February 5, 2023, targeting New Orleans Apartments and several associated entities for failing to maintain safe premises.

The lawsuit arises from an incident on February 8, 2023, when Bradham, residing at the New Orleans Apartments in Secane, Pennsylvania, allegedly slipped due to a wet and slippery substance on her bathroom floor. This hazardous condition was reportedly caused by a leak that had been neglected for an unreasonable period. The complaint accuses the defendants—New Orleans Apartments, NOPG Owner LLC, and several related entities—of negligence for allowing such conditions to persist. "The accident was due solely to the negligence and carelessness of the Defendants," states the complaint.

Bradham's legal team argues that the defendants failed in their duty to maintain safe premises by not addressing known hazards or warning tenants about them. The lawsuit outlines multiple failures: neglecting plumbing maintenance, inadequate inspections, and not adhering to city ordinances regarding rental property safety. As a result of these alleged oversights, Bradham claims she suffered serious injuries including back and neck pain that have impacted her ability to work and enjoy life as she did before.

The plaintiff seeks damages within arbitration limits but has left open the possibility for further compensation should additional expenses arise. She demands judgment against all defendants involved for their roles in creating or failing to rectify the dangerous situation.
